A plot for sale across the entrance to the Old Town of Virpazar with a total area of 7,845m2.
It is located right next to one of the most frequent main and railway routes in the state of Podgorica - Bar (distance from Podgorica - 25.6km / 30min by car, Petrovac na moru - 27km / 31min by car, Bara - 23.2km / 27min by car through the tunnel "Sozina").
Permitted construction - tourist complex "eco lodge" specific and unique construction structure in our country (central building with reception facilities, restaurants and accompanying and accommodation units of the type of bungalows, "soyets" - raised houses).
The area is in the zone of periodic flooding, usually below the level of the road and in the winter period from November to February, which conditions the mentioned construction but thus gives specificity.
The high construction is in the sheltered area so that there is less wind impact.
In addition to the plot, there is a pedestrian path that enters Virpazar under the bridge on the main road and it is expected to reconstruct and adapt to the terrain conditions.
The entire southern side of the boundary of the plot is the river Oraošnica which never dries up and boats can pass under the bridge on the highway into Skadar Lake, the largest lake on the Balkan Peninsula, which is 200m downstream.
It is planned to improve the entire location of the National Park by building new settlements, additional infrastructure, promenades, sports and recreational facilities (of which the construction of a golf course stands out), tourist facilities, piers (arranging the existing pier in Virpazar and building an eco resort with marina "Porto Skadar Lake" on the River Crnojevića on the north side of the lake, which will encourage the development of water lake traffic), eco lodge settlement on the Vranjine peninsula and the improvement of the peninsula Lesendro.
